Any promoted Kellen Homes offer is subject to contract and status. Offers are on selected plots only and are subject to availability. The offers advertised cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise. Prices and details are correct at time of going to press. Kellen Homes reserve the right to withdraw or alter any of these offers at any time prior to the payment of a reservation fee. Contracts must be exchanged within 42 days or earlier by agreed conditions of the reservation of your property. Failure to do so may result in the loss of all or part of your reservation fee.

The current specific offers being advertised in relation to selected Kellen Homes developments are also subject to the specific terms and conditions set out above (N.B. these offers may vary from time to time and you should refer to the development in which you are interested to discover which offers are available on specific plots and developments).

Kellen Homes will not be liable for the refusal of a mortgage based on the borrower’s individual circumstances which leads to the loss of any part of your reservation fee. Kellen Homes will refund in full if this is within the first 14 days of reservation. Kellen Homes will not be responsible for the failure of any deal due to any defects in your existing property which arise as a result of an inspection or survey, whether an assisted move deal has been agreed or not. These terms and conditions do not affect your statutory rights.

If you require a mortgage, you are strongly advised to obtain advice from a regulated adviser. Kellen Homes recommends from a panel of new build mortgage specialists who have extensive knowledge of the new build mortgage market, though you may, of course, seek such advice from your own mortgage adviser.

All images and elements such as virtual tours, layouts, maps and information contained in or on the website are for guidance purpose only, there may be differences to internal & external material finishes between the accommodation specification and products shown on the website, including brochures that are available on or for any particular development.

Development layouts shown may be subject to change (i.e. positions of footpaths and street lighting) as the development progresses, dimensions shown on floor plans are approximate despite being as accurate as possible.

First Homes

The First Home scheme in association with Rochdale Borough Council and is a low cost home scheme that discounts the price of your brand new home by 30% of the market value.

Criteria that you need to comply with to be able to take advantage of this scheme include:

• Have you lived within the Rochdale Borough Council area for 2+ years
• Do you have a family association within the Rochdale Borough Council area
• Are you a member or a former of the Armed Services
• Are you employed or have been offered permanent employment within the borough in one of the following categories of employment:

a) NHS Nurses and Care Assistants in the Borough

b) Ambulance Services

c) Police

d) Probation Service

e) Fire Service

f) Local Authority professions

• Your household income is below £80,000
• All applicants must be Financially qualified by an Independent Financial Advisor.
