What is Stamp Duty?

If you’re buying a residential property or piece of land in England or Northern Ireland valued above £250,000, you’ll need to pay Stamp Duty Land Tax (SDLT).

The current Stamp Duty rates as announced as part of the mini-budget on 23rd September 2022, will remain at their discounted thresholds until 31 March 2025, at which point they’ll revert to their previous levels. To learn more how you can beat the Stamp Duty clock, read our news article here.

The amount of Stamp Duty you pay is based on price bands, with the tax calculated on the portion of the property price that falls into each band.

How much is Stamp Duty?

You won’t pay Stamp Duty on the first £250,000 of any property purchase completed before the 31st March 2025. Before the threshold changes, the following rates will apply:

For purchases completed after 1st April 2025, the below Stamp Duty rates will apply:

What if I'm a first time buyer?

If you’re a first-time buyer, you won’t pay Stamp Duty on the first £425,000 of your home’s purchase price before 31st March. Stamp Duty fees for properties over this amount are:

Then, on houses purchased after 1st April, the following Stamp Duty rates will apply:

Before the Stamp Duty bands change in March 2025, you won't pay any Stamp Duty on a main residence up to £250,000, unless you’re a first-time buyer, in which case the threshold is £425,000.

For those purchasing an additional or buy-to-let property, an extra 5% surcharge applies on top of each Stamp Duty band.
