If your property is seen to be energy-efficient, a green mortgage may be offered by a bank or building society. Green mortgages are used to encourage homeowners to purchase homes that are more environmentally friendly.
In return for selecting an energy-efficient home, you may receive benefits such as special terms or incentives, a better interest rate, an increased loan amount or even cashback, but this can vary by lender.
Due to their increased energy-efficiency, green mortgages can be offered on new build homes. This means that when you decide to buy new, you could benefit from both preferential terms on your mortgage and savings on your household bills. According to a report produced by the Home Builders Federation, new build homeowners could save over £3,100 a year on energy bills, making green mortgages an attractive option for both financial and environmental reasons.
There are a few things that can impact your eligibility for a green mortgage:
Energy-efficiency
Green mortgage providers will view your home more favourably if it has an energy performance certificate (EPC) of ‘A’ or ‘B’. The EPC rating, ranging from A-G, shows how energy-efficient your home is, with ‘A’ being the most energy-efficient. All Kellen homes are rated at least ‘B’.
There are a number of factors that affect how efficient your home is, including insulation, flooring type, the heating and hot water system and double-glazed windows.
Buying new
Buying a new build home can significantly improve your eligibility for a green mortgage. New homes are more environmentally friendly, emitting on average just 1.4 tonnes of carbon a year, compared to the average 3.6 tonnes that older properties emit.
